New build properties have become an increasingly prominent part of the buy-to-let landscape, particularly in urban regeneration areas like Woolwich Arsenal, Greenwich Millennium Village and the various major residential schemes across Essex and Surrey. But is buying new build the right strategy for rental investors?
The advantages of new build rental properties
Modern specification: New builds offer the energy efficiency, modern kitchen/bathroom finishes and high-spec communal facilities that premium tenants increasingly expect. A-rated EPCs are standard, meaning lower running costs for tenants and compliance security for landlords.
Reduced immediate maintenance: A brand new property comes with NHBC (National House Building Council) warranty coverage for 10 years on structural defects and a shorter-term developer warranty on fittings. Maintenance costs in the first few years should be minimal.
Tenant attraction: Modern, professionally finished properties attract quality tenants and let quickly. Premium new builds often achieve the top of the market rent range for their area.
The disadvantages
Price premium: New builds typically carry a significant premium over equivalent second-hand properties — often 10-20%. This premium is not always recovered in additional rent, compressing yields.
Leasehold complexity: Many new build flats are sold leasehold with service charges and ground rents that can be significant and opaque. Always scrutinise the lease carefully before purchasing.
Initial depreciation: New build values can fall when the property is first sold on, as the "new build premium" is lost. Investors should factor this into medium-term return calculations.
