Interest rates and mortgage costs

The Bank of England's rate cutting cycle that began in late 2024 is set to continue into 2025, gradually reducing mortgage costs for buy-to-let investors. While rates remain significantly above the historic lows of 2020-2021, the direction of travel is positive for landlords with variable rate mortgages and those looking to refinance.

For new investors, the improved mortgage environment is making buy-to-let viable again in many markets where the numbers stopped working during the peak rate period of 2022-2023.

Rental demand remains strong

The structural undersupply of rental housing continues to support rental values across the UK.
