How much below market rent will I receive?
Guaranteed rent is typically set at 80-90% of the open market rental value of your property. The exact figure depends on the property type, location, condition and the length of the contract. Properties in high-demand areas with strong tenant profiles tend to command figures closer to 90%.

When is the rent paid?
Our guaranteed rent is paid on the 28th of each month, without exception. You will receive your payment on this date whether or not the property is occupied, whether or not tenants have paid their own rent, and regardless of any other circumstances.
What if my property needs major repairs?
Day-to-day maintenance and minor repairs are handled by us. For significant repairs (typically above an agreed threshold), we will notify you and discuss who is responsible and how works will be coordinated.
Can I visit my property?
During the guaranteed rent contract period, we are the formal tenant. You can inspect the property with appropriate notice, but your access rights are as a landlord visiting the property of a corporate tenant — not as an unrestricted owner.
What happens at the end of the contract?
As the guaranteed rent contract approaches its end, we will discuss renewal options with you. If you don't wish to renew, we will ensure the property is returned to you in an agreed condition, with any sub-tenants appropriately given notice.
What if I want to sell during the contract period?
The property can be sold during the contract period. The new owner would take on the contract obligations. Alternatively, we can discuss early termination arrangements, though this may involve a cost depending on the circumstances.
