How long is a Guaranteed Rent contract?

We offer rent guarantee contracts for a minimum of 12 months up to a maximum of 5 years.

What do I need to do when I lease my property?

To lease your property, simply call our leasing team on 01268 944120, and we'll arrange a no-obligation property valuation. We'll meet you at the property and advise you of any areas that may need addressing prior to leasing your property.

How long will the process of letting my property take?

The leasing process can be as quick as 24 hours to a maximum of 10 days.

Who is responsible for bills and Council Tax?

At Arete Property Solutions, we take care of all utility bills and Council Tax. During the term of the contract, the tenant will be liable for all utility bills and Council Tax.

How and when do I get paid the Guaranteed rent?

At Arete Property Solutions, we pay all rent through an automated BACS system, which takes two working days to clear into your account. Rental payments are made monthly in arrears, on the last day of the month.

Do you charge a monthly commission?

No, we don't charge a monthly commission or management fee. The rent agreed will be the rent that you receive from us every month.

Do I have to inform my mortgage company?

Before letting your property, you should check with your mortgage lender whether your mortgage terms allow you to do so.

Do I need a property licence?

In many boroughs, a licence from the council is required to rent out a property. This may be a selective licence or HMO. However, for all PSL (Private Sector Leasing) arrangements, this is normally exempt.

What documents will I require to lease my property?

To lease your property, you will need the following documents:

• Copy of Gas Safety Record, EPC and EIRC.
• Copy of a recent front page of Mortgage Statement Or alternative Proof of Ownership. 
• Copy of Leasehold ( If applicable)
• 2 Full Set of Keys.
