Energy efficiency is no longer just an environmental consideration for landlords — it's a legal and financial imperative. With EPC requirements set to tighten significantly, understanding your obligations and planning improvements now is essential.
Current EPC requirements
Since April 2020, all rental properties in England and Wales must have a minimum EPC rating of E before a new tenancy can begin or an existing tenancy renewed. Properties rated F or G cannot be legally let, and landlords face fines of up to £30,000 for non-compliance.
The proposed move to EPC C
The government has proposed extending the minimum rating to C for new tenancies. While timelines have been delayed, the direction of travel is clear. Landlords with properties currently rated D or below should begin planning improvements now to avoid a scramble when the deadline is confirmed.
Cost-effective improvements
The most impactful and cost-effective improvements vary by property type, but typically include loft insulation (often £300-£600 and can increase a rating by two letters), cavity wall insulation (£400-£800 if your walls are suitable), upgrading to an A-rated condensing boiler (£1,500-£3,000 but can significantly improve ratings), and replacing single glazing with double glazing.
Government grants and funding
The Great British Insulation Scheme and ECO4 scheme provide funding for energy efficiency improvements for eligible properties — primarily those in lower EPC bands or occupied by tenants on certain benefits. Checking whether your property qualifies for funding before paying for improvements yourself is always worthwhile.
The tenant attraction benefit
Beyond legal compliance, higher EPC ratings are increasingly important to tenants. As energy bills have risen sharply, tenants actively seek well-insulated properties with lower running costs. A C-rated property may command higher rent and let more quickly than an equivalent E-rated one.
