Gas Safety for Landlords: What You're Required to Do Every Year

Annual gas safety checks are a legal requirement for every rental property with gas appliances. Here's what's involved and the consequences of non-compliance.

Gas safety is one of the most critical legal responsibilities for UK landlords. Carbon monoxide poisoning and gas explosions, while relatively rare, have devastating consequences — and the law holds landlords directly responsible for ensuring their properties' gas installations are safe.

The legal requirement

Under the Gas Safety (Installation and Use) Regulations 1998, landlords must ensure all gas appliances, flues and installation pipework in rental properties are inspected annually by a Gas Safe registered engineer. A Gas Safety Record must be provided to existing tenants within 28 days of each check and to new tenants before they move in.

Copies of Gas Safety Records must be retained for at least 2 years.

What the inspection covers

A gas safety check covers all gas appliances provided in the property (boilers, gas cookers, gas fires, gas hobs), flues and ventilation, and accessible pipework. The engineer will check for gas tightness, ensure adequate ventilation, check burner pressure and heat input, and verify that safety devices work correctly.

If an appliance is found to be unsafe, the engineer will typically label it and advise you on the action required — usually repair or replacement.

Penalties for non-compliance

Failing to conduct annual gas safety checks can result in criminal prosecution, an unlimited fine, and/or up to six months imprisonment. Landlords whose tenants suffer harm from unsafe gas appliances face both criminal prosecution and substantial civil claims.

Carbon monoxide alarms

Since October 2022, carbon monoxide alarms are legally required in all rooms containing a gas boiler (not just solid fuel appliances as previously required). These must be in working order at the start of each tenancy.
